Can I reach you after hours?

All email inquiries (our preferred method of communication) will be answered within 24/48 hours. In case of after hour maintenance emergencies, please call 785-289-8919).

Can you put rent payments or other money collected from tenants directly into my account?

Yes. If you have created an Owner Login and have entered your bank information, then we can direct payments directly into the account of your choice.

Do I get to see the lease or sign it?

Yes, you will have access to the lease.

How and when to I get my rent payments?

When paying property owners, would rather have the option to transfer money directly to a bank account.

How is rent collection handled?

On-line the website is the preferred method of rent collection. We currently accept check, cash, Google Wallet, and Venmo.

How long of a lease do you sign?

A minimum of 1 year (unless agreed upon differently by both property owner and tenant).

How much security deposit is typically charged to the tenant?

It differs depending on the management company.  In some cases, it’s equal to 1 month’s rent payment.  However, some require the first AND last month’s rent payment as a security deposit.

How soon can you start managing my property?
The evaluation period should take no longer than 1-2 weeks.  Management of your property can start briefly after the evaluation period.
What type of properties do you manage?

Residential rental properties (single family homes, town houses & duplexes).

Who holds the tenant security deposit?

All security deposits/pet deposits/rent payments will be transferred to the property owner.
